Sitia has a quality money no longer buys in the west: the quiet authenticity of a town where Greeks themselves holiday. A working port, real working life, a small general hospital on the spot, and an ideal base to explore a still-wild east — the Vai palm forest, the Minoan site of Zakros, Palekastro, the Toplou monastery. Prices are among the island's lowest. For a self-reliant temperament seeking the Crete of before mass tourism, the place is without equal.

The end of the line, literally
Here's what must decide it. Sitia is over two hours from Heraklion, over three from Chania: « long distances to the rest of Crete », to the point that the area doesn't combine with the rest of the island — no day trip west and back. And Sitia airport is no escape hatch: about twenty-seven flights a month to Athens, and a single international link, Copenhagen, at two flights a month in August and September. It's not an airport usable day-to-day. In practice, your gateway remains Heraklion, two hours away.
The liquidity risk, the island's highest
It's the direct consequence of remoteness, and it must be named. The resale market is very thin — the island's worst with the south-west — and no short-term value catalyst is identified: neither the BOAK nor Kastelli truly brings Sitia closer. To this add Lasithi's extreme drought. The conclusion is clear: you don't buy in Sitia to park money or for a rental project — the demand isn't there — but to live there, long-term, in full command of your means and independence.
