Makry Gialos appeals through a slow rhythm and a particular reputation: it's said to be « one of the island's most weather-resilient regions » — an argument to take as an agency ballpark, but which says something about the south-east microclimate. The port village is « relaxed », and prices stay measured: a one-bed house on a large plot around three hundred and fifty thousand euros, a 1,000-square-metre plot with a sea view around one hundred and five thousand, seafront around one hundred and eighty thousand. For space in the southern sun, without the crowd, the deal is fair.

The limiting factor: distance
This is the figure that caps everything here. The airport is ninety-three kilometres away, an hour fifty by road: the absolute limiting factor, restricting both visits and resale. The area is « far from the north-coast sites » and works as a cul-de-sac — you don't range out to the rest of Crete, you stay. Winter is « very quiet, a few shops and tavernas open part-time ». It's not a place running at full tilt twelve months a year; it's a place you retreat to.
Health, borrowed from Ierapetra
One last point to fold in plainly. Nearby medical care is Ierapetra, twenty-six kilometres and thirty-five minutes away — but Ierapetra runs with a single anaesthetist, and the only real technical platform remains Heraklion, a good way off. Sitia is forty-five minutes away, Agios Nikolaos over an hour. For a self-reliant working person, the equation holds; for a retiree, the double constraint — distance from the airport and fragile nearby health — must be weighed very seriously before signing.
