This is Crete's most touristic coast, the densest in hotels, the best placed for short lets — and one of the island's worst addresses for a main home. Everything here turns on a single decision: the coastal strip or the heights. Below, the concrete and the winter ghost towns. Above, villages that still live. In strictly rental terms, the sub-zone is unbeatable for short lets. Heraklion airport is fifteen to thirty minutes away, the tourist infrastructure is Crete's densest, it has the island's only golf course and a large aquarium, and prices stay moderate. Kastelli, the future airport, is twenty to thirty minutes away — an upside factor to watch. For a pure summer-yield investor with no intention of living there, it's an efficient playground, provided you factor in the growing regulatory risk on short lets.

Malia, and the ghost towns
The blunt part, the one no brochure writes. Malia is explicitly a party destination — « the Cretan answer to Sunny Beach »: absolutely to avoid living in. Piskopiano and Koutouloufari, sold as charming hillside villages, become « ghost towns » in winter — the word comes from the Cretan source itself. Hersonissos-resort is continuous concrete without identity. Add an underperforming Aposelemis dam. As a main home, almost all of this coast is inadvisable.
Ano Hersonissos, the real exception
There is one address that escapes the rule, and really only one: Ano Hersonissos, the old hillside village. There the kiosk, the mini-market and the tavernas stay open all year, olives are still harvested, evenings are spent at the kafeneio. It's a living village, just minutes from the tourist machine below — the best of both worlds for anyone who wants to reside while keeping airport and service access. The rule to remember is simple and holds for the whole sub-zone: buy on the heights, never on the coastal strip.
