No one falls in love with Heraklion stepping off the plane. It's blamed for its post-war rebuild, its traffic, its heat. And yet, if you reason as an investor or a working person rather than a dreamer, no Cretan town gathers as many cold advantages: the lowest price, the longest rental demand, the only true university hospital, the only international school — and, in 2027, a new airport to change everything.

The island's price anomaly
Here's the most striking fact of the whole Cretan market: the largest town, the economic capital, the leading airport and the only university hospital sit in the cheapest of the big centres. Heraklion shows €1,875/m², thirty-nine percent below Chania. For superior urban amenities, it costs four-tenths less. It's the anomaly buyers seduced by the Chania postcard don't see — and that the investor sees at once.

The town that works, in winter too
Heraklion has an advantage nothing replaces: it lives off its own work, not tourism. Universities, the FORTH research centre, hospitals, the port, administration — skilled jobs are real, and the international population, Crete's most diverse, is mostly working, not retired. The direct consequence: it's the liveliest town in winter, about ninety-nine percent of shops open, « almost like summer ». That's also what makes its rental market the island's most defensive, with the longest demand and the best purchase-to-rent ratio. For families, the European School (SEEH) is the only real international option in all of Crete.
The Kastelli catalyst
The future is playing out thirty-five kilometres to the south-east. The new Kastelli airport — six hundred and twenty-five million euros, a 3,200-metre runway, a 93,000-square-metre terminal, eleven million passengers in year one — has test flights planned for 2027, with a link motorway 85% complete. It's the island's best-documented long-term bet: Kastelli, combined with the new BOAK north axis, revalues eastern Heraklion and the Pediada. Conversely, the town owns its flaws — congestion, parking, ugliness in places, scorching summers, a seismic zone, and water cuts at Kaminia and Therissos through summer 2025.
